Don't use it as a piggy bank, keep separate books and records, keep a proper accounting for credit card charges /etc, try not to collect rental payments on behalf...it goes on.b) All three will be subject to income taxes in your resident state. 

I believe that the umbrella policy is if anyone tries to sue u for any reason.

Hello Galen, I would highly suggest not trying to get super creative here and just form your own LLC, buy the property and put it in there, and write this one off as a win! 

If you are concerned for your safety, I will offer to release you from the remainder of your lease without penalty, but you must provide me with written notice at least two weeks prior to your departure.

I try to avoid this neighbor due to lots of activity of cars coming and going all weekends and week evenings.After much effort and skip tracing I was recently able to locate the out of state owner of the property on the side and promptly sent another certified letter as earlier mentioned.The big problem I may face soon is if I sell this property I may face issues from the buyer or buyers insurance company regarding these trees overgrowth,Short of me digging in my pocket and paying for tree service there is also the issue of contacting the owners requesting permission to access the trees for trimming.
