Keep in mind a quitclaim is no issue in many states, although it is an issue in Texas as most title companies will not issue a title policyUSDA only conveys via Quitclaim or Deed without Warranty. 

That might shed some like on their potential lack of motivation.

So, i'm about to start my all out marketing campaign towards motivated sellers, even knocking on driving for dollars some, but i started thinking about the aftermath of the deal for the seller.

I could probably fit about 6-10 desks in a particular location I am interested in.I have not reached out to the owner to find out if this is ok to do, I simply do not need the space but wouldn't mind renting out extra desks to others which would also happen to be in the same field as me.Am I even allowed to do this?

Sometimes buyers are required  to pay that on top of the sales price, so thats something to keep in mind..Good luck!
