You didn't mention if it was a single wide or double wide home and also if it is just blocked up or does it have some sort of permanent foundation?  

I will say having a willing seller that wants to short sale and has a motivation to do so is beneficial.  

From what you have told us, there is NOTHING to be gained for you in trying to put this property "in the works", because it is not even close to any sort of deal.

I was sent a webinar invitation as a result in which it sort of taught real estate wholesaling.  

I called a few numbers until I was able to talk to a human being, who then took my name and number and told be the office that handles this sort of business will contact me in 24-48 hours. 

They will motivate and push you to purchase 40k in classes - I don't recommend that - but sit in and learn some basic information.

Hopefully, you're a motivated enough of an individual to make those activities worth while, effective and efficient.

I've not read any of his scribbles and had only known of him as a talking head on the Guru circuit - primarily after he was in the news over financial difficulties he was having at the time.Anything that motivates folks to put down the cheetos, get off the couch and do something to better their future has some merit.

IMO investing in CF is sort of like investing in a  managed mutual fund in that way.
