Passive products where you make modest but decent returns and get to add tax mitigation to the top of that return and yet stay completely passive. 

So I'd let those be your frustrations or fears (which are all able to be mitigated), rather than intimidation factors.

As we know, all investments with other parties have counterparty risk, so a properly structured venture can mitigate much of the issues you cite. 

If they take accelerated depreciation there will be recapture...some can be mitigated but not all. 

Stay close to home where you can maximize your control and best assess and mitigate risk.

Trends have emerged in tenants taking mitigating actions of multi-gen living at a multiplier rate of increase. 

Ask around or do some research on ways investors mitigate the risks of those situations or deal with the problems all together. 

But all in all it mitigated  our total exposure to rates and given the product we bought in Dallas the COC returns make it worthwhile to jump through the hoops.If you can get in with a community bank they will be 1 and 5 to 6.5% and only charge on drawn funds...

Others might be fine with taking risk, but least by doing this a person can get an idea of what might go wrong.e) Legal document analysis: it will usually take a few days to go through the legal document properly, as almost inevitably there are tons of gotchas that either have to be explained, or mitigated with a side letter.That is the very short summary of what I do.
