If you are, then you have to weigh that out also from a timing perspective, as any structural work: like removing a wall or doing a new layout for the home will require structural reviews and a planning phase with city engineers (which will add more time to your project in the permit phase).

Since you are military, the requirements are: lived in it 2 of the last 10 years. https://www.irs.gov/taxtopics/...If so, selling it and investing the money in a commerical property may be more flexible for you and avoid the timeline associated with a 1031 tax exchange while still getting the tax benefits.

Fayetteville is a great area especially being located right next to a Military installation. it makes for a great market in rental properties and there consistent deal being made considering it is such a high traffic area.
