Start paying attention to the specific sub markets you want to invest in.

A boutique attorney doing a handful a year can give you good personal attention but at a cost reflecting their economies curve. 

If you want to bring attention to issues which are commonly broken, it may be a good idea to create a separate move-in pamphlet detailing the basics of the lease and consequences for breaking the lease.

Employment, medical, lost payments, its on the way, etc. you will get every reason under the sun for missed and late payments but, you should never delay your eviction process for it - you need to be consistent in filing for possession and if payment is received before a court date is scheduled then you can always cancel it, but you should never delay it. 

Find a real estate agent who knows what they're doing and pays attention to detail.
