@Andrew Wilson a couple of things here:If you are using a Fannie/Freddie loan (those are the ones with the lowest rates on a 30 year fixed) then the cash out limit on a 2-4 unit property is 70%If you are seeking cash out in the first 6 months, Fannie/Freddie loans will have some pretty detailed restrictions.

Now, they don't typically give out 30 year fixed  loans  for commercial properties, this is something i am slowly learning, but then again thats something you can figure out along the way

This includes maintenance costs (to fix things and also to spruce up the place when a tenant moves out, called move-out or turnover costs) and vacancy (for when you have an empty house between tenants, for example).
