It turns out that a credit collections agency, unbeknownst to me, had placed a seriously delinquent collection on my credit accounts in the last month and it tanked my scores below the 680 threshold for FHA Plus that is used by M&T (the bank).

In Ga. the EPD has jurisdiction over State waters- I'd look into the equivalent agency in Oregon as a starting point.

Was this an exclusive agency or exclusive right to sell contract?

Her case worker from charity agency that used to pay her rent told me that they will not pay the rent for this month (June) because they talked to her couple of weeks ago and she told them that she left the place and went to Atlanta, GA, and she will not come back to Minneapolis.

Why would you need anything other than the standard non-excludive buyer agency agreement?

Is it true that DSS, being a government agency, will possibly remove this lien from the property itself if we can prove that there is no equity and that the seller is getting NO proceeds from the sale? 

I will only report to the four credit agencies if you stiff me.
