Mainly focusing in the Springs, Pueblo and FoCo/Loveland areas.  

Tampa is a good area, but deals are getting harder and harder to find, but there are still some good ones if you put your time in and know the area, wholesalers and how to spot a good deal.I recommend going to one of the local REIA meetings and meeting like minded individuals, also meeting contractors like my self that deal with mainly investors, there are a lot of contractors that will take advantage of someone they know is new to the area a doesn't know they don't know.When you get here, message me and I can always point you in the right direction in the way of your rehab and with contractors, get you to a REAI meeting and introduce you to some wholesalers.Again welcome to BP, and look forward to seeing you when you get here.

@Chris Gerbig I have a rental with a pool and I think about selling it mainly because of the pool, but I haven't yet.  

These are my main questions:1.

In my main price point, $125-165K, it's rare to see a home on the market longer than 21 days, and multiple offers are still happening (I was just in one this weekend, where my client got the house, even though we didn't offer full ask).

Most houses in that area as well sold for under 200 in 2013-14.I contacted the seller and asked some questions, the main one was how did you come up with the price?

I was living in NYC but have now officially moved back to Maine.

The main problem with Vegas (and most of flyover America) is the lack of rent growth. http://www.deptofnumbers.com/rent/nevada/las-vegas...No appreciation, no rent growth!  

I am a flipper mainly now - but working on some new construction too.

My main reasoning for disputing most of the fees (cleaning, paint) is that we left with the apartment cleaner than when we first moved in.
