First if you know anyone on the local fire department have someone trained in fire cause and origin look at the scene or look at pictures to possibly give an opinion as to the probable cause of the fire.

I have been working on re-training my thinking so that instead of seeing my reserve fund as a "lost opportunity" I see it as 1) a cost of doing business, 2) an important element when presenting myself to lenders, and 3) a stress reduction investment.

I did a little more digging and ND requires a license but there is no book test nor training and the cost is 50 bucks as long as my individual contracts are under 50k.

My experience with S8 tenant was not bad at all and I truely believe you have to do your due diligence and then train you tenant.

If they do it will be harder to train tenants to cover utility bills.I like quads over duplex because of breakeven occupancy with the mortgage.
