To answer the question...in my city of Cincinnati this is what I observed across different markets is the following:A - 4-5 capB - 5-6 capC - 6-7 capD - 7-10 capF - 10-12+ capAnd I think...with the Millennials being the largest demographic group and wanting to rent more than buy, we will see cap rates go down even further.So, I am still buying but I focus on value-adds where I can raise the rents significantly.To me, it's no longer buy to get yield play (because the yield is just low) and it's now...buy, increase the rents, increase the value then sell (or refi).

While Texas A&M is far and away the largest employer in the area, remember that that includes all the ancillary functions of TAMUS as well, including Agrilife and Engineering Extension agencies.

Depending on your foundation wall (block or poured); how large and opening you require for your choice of window; and how far below grade your window extends, installation of an egress window could cost from as little as $500 to as much as $1200 - $1500.Of the different window styles available, slider and single hung will require the largest openings, followed by casement style windows {which have the disadvantage that they require clearance depth in the well itself to open}.

I'm a recent graduate from the State University of Oswego, where I obtained an undergrad degree in Business Administration and even more recently employed by one of the largest utility companies in the state - they literally told us in training never to wear our badge out in public - I guess most people aren't too fond of utility companies!
