Plus stretching a little to get a larger base to build equity will pay off I think.

I'm finding a lot of wholesalers who just want to assign contracts but having issues connecting with investors (I'm in the Hampton Roads, VA area).

With co-ops and condos, the issue usually comes down to the HOA fee.

Another issue is that conventional refinancing has a long seasoning requirement - this can change if you choose to move out and do a DSCR refinance.

This gives you a chance to get eyes on the property regularly, ensure dirt and debris are not building up and you catch issues while they're small.
