I assume you may have grown up there and that you may have gone there to handle the transfer at the time of your dad's passing but what I am asking is if you.......as an investor not the kid that grew up there or a son handling the estate.....have you as an objective investor and in that mindset recently flown out to the town to dissect it and decide if you want to invest there?

have to agree, it sucks sometimes to have rough renters, but some are just worse than others. we had some of our own family members with kids stay at one of our rentals last week and they left marks everywhere. another family let their dogs on the bed, muddy paw prints everywhere. i'll just clean and repair as needed. that's just the way of the rental. meanwhile other people make it look like they barely entered the house, so you take the good with the bad.

They sometimes prefer to handle it so the kid can focus on school / not blow rent $ on beer.

They were made by my grandfather and I slept on them, my kids did and I want them for my grand kids too.So I filed a theft report.

If they were A rentals, I might give them more than one, but I do not trust them to not let the kids tear them apart.

I need to do more homework on the auction homes, i have some cash that i think i could pay cash at auction for a house in my area, but when i go to the sites and see all the data they list, i am unsure of all the troubles i could get into, how to protect myself during the buying process along with what happens to these debt numbers they list on the propertys.
