Holidays are exceptional times to shop for appliances so next week should have some killer deals ;) I don't buy washer and dryers unless it is a very specific situation - I've put some in a rental but at that only used or upgrading somewhere else! 

If you need the money out of it immediately you may want to sell it or shop another bank.If the money isn't needed right away i'd rent it for a year and allow the property to season a littleGarrett

It's sort of like one stop shop and it simplifies the process.

You need to find deals that a bank can't say no.The last deal I did, I didn't even have to shop for a lender, the deal was good, the broker already ran it by the local bank, and they said they would do the deal in heartbeat....You find those deals, and the financing will come, probably even have multiple choices.

@Kim Rose if you are shopping on the MLS you won't find any 25-30% off deals unless you have cash and cozy up with a great agent.

Well, the warning bell should’ve gone off when I saw a shop-vac in his living room. 

While making some small talk with my biggest investor about looking for more deals he gave me the "green light" to shop for more deals and jokingly said that he wants to see my debt to him grow much bigger.If you are struggling to raise private money get extremely detailed on what you plan to do with your investors money and kick on doors till you get your first yes!
