There are some critical points you need to look out for when considering turnkey, the #1 element is the provider or the operator themselves.

My interaction with the sales associate was great.

I would advise sitting down and trying to write a journal of every interaction you have had with the landlord to date, and update it as things move forward.  

Bonus if it addresses issues that us more technical types sometimes have with personal interaction and sales.

Here in Ontario every MLS I've interacted with has an option for brokers to list a contract as an "Assignment Sale".As others have mentioned it's illegal in every state/province for you or your agent to list the property for sale when you only have it under contract.
