How do go about making contacts at insurance companies or corporate relocation agencies?  

So far this is a one and done deal but I initially want to make tax sale investment as my real estate strategy, but it seems a lot harder than I thought.

Does that include taxes and insurance? 

This is if you were to move out, 75% of the total rents needs to cover the payments, interest, taxes, insurance (PITI).

@Nick BaxterIn the Reno, NV market there are other housing programs that the local government offers that might be a similar strategy. 

I think he did do a good job at his presentation and helped me to find my strategy in Real Estate Investing.

May be something for you to think about and double check whether or not it's the same in your area.The upside to this is that your returns can be great using a rent by the room strategy as long as you are prepared for the specific needs of the market.

I’m a positive pessimist, I see opportunity everywhere and when my spidey-sense starts a flashing’ I pay close attention to certain indicators for signs I may want to button down the hatches (put money in money markets, ramp down stocks, buy more real estate assets, other fun strategies…), so here are a few more indicators to watch, all you smarty-pants Skeptics out there: (This is not financial advice).

This part, "get approved for a line of credit from several banks in order to invest in a rehab" is not a wise strategy at all.
