The sale is a much more complex matter due to factors such as costs of upgrades, depreciation recapture, time frame, remaining debt balance, etc. 

If you DO purchase in your name and later transfer to an entity - it is easy and inexpensive to do through a title company.  

Let me start by saying I love to hear out other people in similar situations: starting out in expensive markets.

This maintains your income while paying for upgrades in a more reasonable time frame.

If the latter then push to show and as referenced above check with state and/or local municipalities on specifics rules and delivery notice instructions/time frames around a landlord's notice to enter which one valid reason for doing so is to show the unit to prospective tenants.If you have not been in the unit in a while this is also a way for you to do an inspection it as you show it.

For every deal I do I actually make a hot sheet for the deal that includes projections, estimates, and actuals for both rehab and time frame.

It will cost some money to install, but it will operate inexpensively and run forever. 

@Zach BallouThe work that he completed satisfactory you need to pay him for the work that your unhappy with make a punch list for him to complete and set a timeframe for him to complete since the job is dragging out.

I feel like:1) Working only with investors would produce a consistent amount of business, as many investors buy and sell multiple times in a 1 year time-frame. 2) Investors are always buying, especially when the market turns, therefore helping me stay resilient through tough economic times. 3) Incredible connections when the time comes for me to start investing.

Can you find a tenant just as qualified in that time frame who is willing to move in sooner?
