Property Tax Confusion....
17 June 2010 | 3 replies
OK - I have found a property that I like in Detroit Michigan for the purposes of buy & hold for cashflow, (bank owned). While waiting for the agent to get back, I am trying to find out what the property taxes are, this is not showing in that search, however, searching delinquent taxes advises there is nothing outstanding on this property to date.I thought if I checked the surrounding properties it could indicate the approx. taxes and if there may be trouble in the future.WHAT I FOUND .... is baffling (to an international investor)Property no. 0=clear numbers 1 & 2 are not listed, 3=clear 4-9 not listed, 10=2009 outstanding tax is $2075, 11=2009/$4075, 10-19 not listed, 20&21=clear 22-27 not listed 28=2009/$900, 29=2008/$5725 & 2009/$4900 30-34 not listed and 35=2008/$850 and 2009/$3825.It would appear that properties next door to each other have taxes of $900 and $4900 for the same tax year – or maybe this is just the balance of the amount owing?

Can I factor an Apartment Complex?

As Charles indicated, factoring is usually used when the billing cycle for is 30-120 days behind the invoice, so the factoring agent advances money on the contract, gets paid in full (plus their fee), and refunds the difference to the client.Companies that typically use factoring are:• Oil Field Service Providers • Staffing Companies • Manufacturers • Distributors • Wholesalers • Transportation Companies • Service Providers There ends your factoring 101 class for the day.

Ok, two things that indicate that you might be waiting on good title to close...we are selling because we are getting a divorce and our bankruptcy attorney said we could sell the house. We are moving to a smaller home since my wife (husband) has had some health issues...really, are there any medical bills outstanding for a lien, are you taking bankruptcy?

New Roof = Very Hot Upstairs

The ductwork ran through the attic and with the reduced flow, the temp of the air leaving the duct on that run was well above the temp of the other ducts. The reduced flow was not really noticeable - I identified the problem by shooting the temp of all the vents with an IR temp gun.All vents had temps in the high 50's, low 60's, a vent to one room had a temp in the mid 70's - traced that vent back to the trunk and found the damper mostly closed. You couldn't see the issue without partially removing the insulated ductwork from the HVAC trunk.Any vent with an abnormally high exiting air temp compared to the rest of the vents would be an indication of a problem (damper closed, leaky duct, insulation missing from duct etc).

Just because the comps they sent look good doesn't mean there aren't another half-dozen comps that would indicate a value that's much lower. You need access to all the comps for this property (sold within 3-6 months and within .5 miles of subject property).
