It can be a big undertaking, but there can be good profits in it IF the numbers are right and you have done your homework to know what you are getting into.There is a way to do it, but it's a bit complicated and you have to know the insurance game rather well--I'll try to summarize.

We just do the tub and surround, then do a nice tile half wall around the rest of the bathroom, coordinating with tile flooring, including sink backsplash and toilet area, as it’s so much easier to clean for turnovers and protects everything from splashing kids, pets, etc.

Home price is $369,000 Rehab given is $80,000 Down payment is $44,900 Loan amount that I will owe back is $404,100 Loan is for 6 months Holding cost for full 6 months is ($3500*6) = 21,000Closing cost = 19,553ARV = 575000 (my agent said $600,000 but I am doing 575,000 to be conservation, with the way the market is going I do question if I should estimate it lower)With my math, using the full rehab loan and full 6 months with selling costs included, I estimate around a $53,000 profit.

Hi biggerpockets community,I could use some advice on a situation that has come to light with my current lender.I refinanced a duplex property in 02/2021 to a new lender.I am just finding out today that during the refinance process the new lender/title company input the address incorrectly and only has one side of the duplex address included on title and not both addresses.This incorrect adress situation has caused a series of insurance billing issues that i am just realizing and the lender will not let me include corrected addresses without proper title or usps confirmation.
