People are highly suspicious of damage deposits, as well they should be. 

It would be worth speaking to a tax professional especially when you are getting into real estate investing.

So if my annual occupancy is 70% using my calculation, I am doing much better than when they say high season is pulling 70%.

Sounds high but everywhere is different, and that just might be the standard.
