I may have missed it above but will you have skin in the game yourself or are you looking for 100% financing for the deal?

Nothing personal, but if you don't have a proven record and some skin in the game, so to speak, I'd look for a partner on this one.  

In addition to my rental business I am building in Pierce County as well, with homes typically under contract before completion.You need a representative that has a lot of local knowledge and has skin in the game, ask them to show you their rentals, if they do not own investment property find someone that does.

Each background check/credit check is $29 per renter via Zillow, so they have some skin in the game.

But as with any negotiation you should find out what's most important to them ... is it the amount of "skin in the game" that you bring to the deal, the property itself, your experience, the turn-around time, etc etc?

I'm trying to have thick skin and take it all as constructive criticism.

Simply put, just don't have thick skin..And yes getting systems in place will make things more efficient and effortless.

Banks like to see skin in the game on a finance deal and you would be surprised what is available with a little cash on the courthouse steps, some of my best buys was because I was the only one there with cash.
