In addition to my rental business I am building in Pierce County as well, with homes typically under contract before completion.You need a representative that has a lot of local knowledge and has skin in the game, ask them to show you their rentals, if they do not own investment property find someone that does.

But as with any negotiation you should find out what's most important to them ... is it the amount of "skin in the game" that you bring to the deal, the property itself, your experience, the turn-around time, etc etc?

Banks like to see skin in the game on a finance deal and you would be surprised what is available with a little cash on the courthouse steps, some of my best buys was because I was the only one there with cash.
