A friend of mine is Trying to decide on a new heating unit.

(I don't know what the licensing requirements are in Ohio, but if the LLC is renting out property it doesn't own, there might be licensing requirements to act as PMC).I think a couple of background questions would shed some light on this:What is the purpose of the LLC?

I would go for the #2 scenario as the market is expected to pick up quite a bit this summer when rates should drop and more buyers that have been on the sidelines come back in and heat it back up.

If you're looking to house hack, this could be a viable option; otherwise, most lenders still require 20%+ down for small multifamily deals.

It was negligence by the PMC as they knew the house was vacant and should never have turned the heat off in the winter.

If they are a dentist, chiropractor, electrician, baker, hair salon or anything that requires a building, buy and sell or lease to them. 

Units require at least a true 1 bedroom.

Something that requires me to have no knowledge, experience, or involvement?

It is feasible, but needless to say, it is going to require a lot of constant grind.
