It needs to be dug outside and basement walls sealed from the outside, then a trench along those walls dug into concrete in your basement with a sump pump installed beneath to pump water out to your back yard or wherever your ground slopes down.

I doubt your lease says this, but you can add this for future tenants - if any information on the application proves to be fraudulent (if they say they've never been evicted or have a criminal record and you find that they do), that can be grounds for termination.When I get an application with landlord names and numbers, I first check the county tax records and see if the landlord name and the property owner names match.
