Have you got a list of sold listings and DOM from an MLS?

As part of that, I have been watching zillow/trulia listings, the BP market place, craigslist, several local property sites, etc.

Anyone have suggestions on decent month-to-month listings, or a unit that you may need filled for a bit? 

Perhaps you should continue to explore Airbnb & list your rental with them

If not use redfin, zillow, or trulia to see listings in your area. 

For us, that ended up delaying our time to market, and we listed in early August instead of early July. 

The listing had just went up on MLS. 

Luckily I didn't and I checked out the listing on auction.com again and one of the bullet points states "This property is reported to be occupied and buyer is responsible for obtaining possession." also " Do not disturb client.

There is also a directory on BP with a list of private / hard money lenders.
