He'd like to sell in the Spring and is asking about a 1031.I think since it is inherited, the cost basis is reset to today's value, and he can sell and pay no cap gains taxes, which is better than 1031.

I am a college student (senior) and want to get started in real estate.I know I don't want to go to anything financially heavy-based (commercial real estate analyst, underwriter, etc.).I wanted to gain ideas from this great community what are some jobs/departments in residential and commercial that one can go into that still pays well, but isn't so strictly revolved around finance and has good growth opportunity.

The fee is paying for the tools and resource (which also includes a large team of people to help you, extremely valuable if you've no experience flipping houses) So no, it is not refundable if you bring a us property we cannot fund.
