It will raise the height of the floor another 1/4" to 1/2" which means you will have to cut all door bottoms off as well as take the base board off or at least the shoe mold.

My wife and I own a 350sf studio in a cool location, on the top floor (read, "Penthouse Studio" in the rental listing), with nice updates.

@Nicole Adams you will probably not like my advice but:If you truly have no time or money hunker down at your job and work like a dog.If you have no money but a little time stay active on BP, read books and educate yourselfIf you have no money but more time educate yourself, attend REI's to start networking and if you still have free time go to a realtor and offer to sweep the floor or whatever he needs as a volunteer to learn the business.If you have a little money and a little time do NOT spend it on seminars, classes or other "lie to me and make my dream come true" activities.Best of luck.

I put 3.5% down and am currently living in the second floor with my former college roommate.  

I think they should be included, because, like someone else pointed out, you could have damage to the floors, etc, with install/removal.

They are probably not professional painters, and they might slop it around the trim, floor, doors, windows, ceiling, etc. 

Two houses in Fredericksburg recently, and the only sub my husband is happy with is the electrician (and maybe the flooring guy). 

Specifics are below:Desired Purchase Price: 115,000 (Listed at $130,000 and has been on for 120+ days) Both floors are 3bd/1bathBoth units are being rented at $1100 right now plus $50/month revenue via coin laundry. 2nd floor tenant has been there for 6yrs and 1st floor 3yrs.

I’ve made some upgrades to my unit: new AC, hurricane shutters, bamboo flooring, as examples over the years, but haven’t upgraded the cabinets, countertops, or tile in the kitchen or bathrooms.
