I'm working on a rehab that I purchased on a contract for deed of which my goal now is to have it paid off before 2016.I'm on the fence of whether I should purchase another rehab and use my income to rehab both or to use the money I have to complete the one I'm working on, and resave for another purchase.

That's a safety hazard and could put you at risk if a tenant is injured); condition of the fences; whether the water lines running from the main to the house have been updated (a break in the water line can set you back quite a bit); condition of the roof; the water heater (they need to be replaced every 6-8 years); and termite damage, among others.

I have put up temporary fencing to keep them out of the yard, but reality is when you have 2 German Shepherds that can easily jump a 4 ft standard fence it's hard.
