I will track properties up until they are pending sale on Zillow, Redfin, etc, but I can never seem to find what the property actually closed for.

We had the sewer line scoped before closing so we knew there could be potential problems and that $12k would be the worst case scenario if we had to replace it.

It's not about how many deals you close, but how many people you can genuinely help with the services you provide.

Water over time can rot out these structural members as well; common places to look are any wood members close to the foundation (joist/ rim boards, sill plates) or members in the roof structure around the eves, gutters, and chimneys.
