FYI-  for a long term rental, a lender will consider the income right away (75%) if there is a signed lease agreement or an appraiser' estimate STR/MTR Income Must Show Up On Your Tax Returns- Before a lender can recognize that income for underwriting to offset your DTI, they must see it reported on a schedule E on your most recent tax returns. 

I also have owned a 4 unit in Guttenberg NJ since 2018.

The amount of new apartments buildings I have seen go up within the last 2 years and the transformation that my own neighborhood has gone through in the last 3 years has been a rapid change in my opinion.

Rehab with the help of my family - Re landscape garden, painted inside, re grouted bathroom tiling etc.

My concern is that all of my info is coming from the agency and I do not know how to find and evaluate properties/deals yet on my own.
