Also mentioned I could take off the security deposit depending on damages if he moves out, and can give him an 18 month extension to pay rent free.

Would it be possible to craft a legal document stating he has to move out at the end of June with no further extension offered as the new owner would occupy the unit upon sale and have it signed by him?

You’ll be able to use your new lease, screen them using your policies, and set the rent you want to collect. 

Sometimes a rehab isn’t even needed if you buy a good enough deal you just hold it for six months and collect rent and refinance out after a six month seasoning period.

I've done pretty extensive fix and flips before but I've never brought back anything on this scale.

It would have its own bank account to collect rents and pay for repairs. 

There are lots of different software options that allow individual payments however, so one person doesn't have to collect the money from everyone. 

Thankfully my mortgage broker was able to get rate-lock extensions at no cost to me.
