How much time should I plan for after signing a P&S (purchase and sale) agreement to get an inspection, contractor walk through, and title check done?

If you don't have experience in development, I would suggest finding someone experienced this is a highly risky venture.

They accepted that at signing and that was that until I decided to replace it and added an addendum to the lease stating that it was functional.In the future, check all working items in your property and make sure each non-function item is listed.

I've researched this topic in vain so far but am sure the experienced minds at BP have dealt with this before. 

I didn't sign up because I'm not in this space (STR/Airbnb), but it seems to me that this site can confirm a lot of your market data and would be  a good tool to try to confirm the initial premise for annual revenue numbers.
