Care rent assistance is like some many other government social policies, not a bad idea, followed up by bad execution.   

You can fix the parking spot but you’re stuck with whatever late fees are in the executed lease.

@Levi Brackman, I understand what you are saying, but in practice I don't see the applicability to it, particularly with a flip, since most of appreciation generated is going to be driven by the investor: their ability to find a deal at the best possible price and their ability to execute on the renovation within budget.

Our plan is to redo and live in part and then separate the others into 2 executive rentals which we already have a contract that would be filled from my husband's company at 2000 a month and 3 houses that could be rented out.

This is a little overwhelming to think about with no one else experienced to bounce it off of, in order to feel good about a chosen strategy to execute on.
