We have requested but not received authorization to contact the tenant directly.My attorney says that they should sign an indemnity agreement, they wont.

We can write flood and EQ on all properties (no EQ in CA though) and we have an easy to use web interface (once the policy is started) where it takes about 2 minutes to input a new property and about 15 seconds to delete a property.

Your 1640sf rehab with your specs - $170k seems like it is somewhere in the ballpark but knowing you need new roof, permits, panel upgrade, etc, you can expect this to be in excess of $200k easy.
