If you don't know what that means, the NOI must exceed the annual debt service by 25%.If this is your first property, you will either need enough liquidity to equal the loan amount for a lender to aprove you, or will need to partner with someone that does.

So one of the neighbors combined a the 2BR/1ba apartment, with the 1BR/1Ba illegal apartment, converting it into a 3BR/2Ba with a large kitchen, collecting rent equal to 2 separate apartments.In my case, I converted the illegal apartment into an office, with it's own bathroom, kept most of the kitchen calling it an entertainment bar and it was approved that way.
