The process of getting the money out of the equity I build has slowed significantly, and I have lost confidence they will continue to provide the loans I seek.I feel I am at a turning point in the business because I have built it quickly and now wonder if I should be evaluating other potential sources of borrowing.

You are prohibited from taking ownership of the property and subsequently engaging in the repairs as that would not work. 

It's hard enough getting a 'standard' deal to the settlement table at times; a Realtor that does not have a good grasp of wholesaling and a relationship that is established and PROVEN with an buyer that engages in such is NOT going to want to have anything signed by anyone but the end buyer.Everyone's comments about why pay a fee for something off the MLS... perhaps the person has locked up a HUD listing who has time to data mine and has watched and found something that is actually a deal...

Not ideal since that's another 30 days at least before I can close but I'm confident I'd get a better appraisal/offer.So, do any of you guys see anything I've missed?

With a natural interest in real estate, good people skills, and sound judgment when it comes to recognizing value, real estate investment is a field I've long wanted to explore, and one I'm confident I'll be good at.Though I am not seeking a formal, mentor relationship at this time, I welcome contact from successful investors who may have encouragement or general advice to offer for starting-out in real estate investment.

Once you realize you don't have to have every answer before doing a deal, you become a lot more confident!

Ask lots of questions and consider all options before engaging with these sorts of folks.
