Since lease option fee appears to be somewhat close to the buy/sell spread, the investor doesn’t really make much on the back end (they effectively get their money back and keep the upfront lease option fee).

Yes, the property values are reassessed triennially (every 3 years) across the board, but they also adjust the effective tax rate when they do so (they use the term "mills" to describe and calculate this), so in most cases if your property is just sort of keeping up with the value trend for its area you will see a fairly minimal tax increase.

You just significantly downsized your tax burden even if your income dropped.Any equity in your personal residence effectively "makes" you about 6-7% because that is the interest payment you are avoiding by having all that equity.

The number of pictures won't generally have an effect on the optimization of your listing, I wouldn't have over 40+ pictures on a listing though as you don't want any consumers getting analysis paralysis. - Josh
