I was wondering if anyone is familiar with the following platforms and which you believe is best for someone trying to build a diverse portfolio and fund a retirement account?

I fully agree that the transformation over the years has been fantastic and despite the influx of more diverse offerings such as restaurants and hotels and even the creation of a contemporary art museum (albeit only one of two worthwhile mentioning) they usually build another mall before they invest in real community projects or expand on a more diverse offering of the arts. 

We'd like to get the big items knocked out before we move in and then once everything is done, do a conventional refi. 

Then I would ask about the roof and HVACs because those are all big-ticket items.

We don't use HW on our properties, we keep a Cap Exp account that is fed monthly for the big ticked items.

Anyone else do this and if so share ideas on what are items that you stock at your offices and do you use Amazon?

There are some items that get a little unclear... where you should really consult your CPA.

I recently received a POS inspection with a list of items that needs to be fixed by the seller and seller is giving me the option to fix these items myself with a concession.

All in all we are trucking along but some poor decisions on contractors, missed items on due diligence, and new issues have drained our rehab capital.
