Especially for first time or entry level homebuyers...what is the point of 3% down if buyers will require another 2-3% out of pocket to cover their broker's fee? 

Use the 80k minus the closing fees to rehab the property.

These are the kinds of things I am looking to figure out so I don't go out and end up getting a massive fee.

There are many out there that you can google, but remember there all going to have undesirable fee's and high rate's so you may not have much of a choice. 

I listened to Dave Meyer discuss the book on his podcast.

The IRS states: You can pay yourself a fee for managing your own rental property, but this may not be the wisest course of action.

It's the same work to do a $55K loan as a $500K loan so the fees will be higher due to the loan amount but will still be much lower than what a lender or broker gets paid on a higher loan amount.

Because a large percentage of the charges are base fees that do not change based on use!

, permit fees, engineering fees, road costs, utilities to the front entrance, soil tests etc.         

Also ask if there is a cap on assignment fees.
