Generally, attorney fees aren't recoverable until you actually file suit when attempting to obtain the property (in my experience it's about $3,500 to foreclose on a lien).edited to add...I just noticed you are in Ohio.

I was taught real estate lessons learned from the double digit inflation years of the Carter administration.

Last year I was in a town in the south of France with double digit unemployment and probably fifty percent youth unemployment but the most crowded restaurant in town was a salad place .

This is not a low-risk, money-market type of investment that happens to earn double-digits. 

Edit: My insurance is cheaper with a condo as well since most will have an insurance policy covering everything but your interior walls.

If you want the double digit returns, you have to take on some risk and realize these loans the borrower may miss a month and catch up, there credit may not be the greatest.
