Can any one tell me how much more difficult from a contractors perspective to do this would be and from an appraisal point of view.

I am having a difficult time deciding on what I should do from this point.

As investors we are working in one of the most litigious industries in the most litigious country in the world. 90% of us will be sued in a 20-year investing career.

Of course some improvements are difficult while tenants are still there.  

As for the best sellers it is difficult to tell because you will likely have a small sample size, my guess is that it will be people who want to move to a new city or state and are on a time crunch to do so.

Cheap multifamilies in good school districts are difficult to find if you buy in TX keep in mind the high property taxes

Just my opinion, but it will be difficult to invest here in Va Bch and Chesapeake unless you have cash and don't mind major renovations as it's a tough market with many investors competing.   

Finding the deals will be the more difficult part, even though you are still in the ‘saving up for a down payment phase’ you should start analyzing deals now.
