I have a couple wholesaling courses where the writer advocates this as a viable strategy.In my experiance most folks posting on Real Estate For Sale/By Owner on Craigslist are investors peddling a rehabbbed/refurbished house & are really looking for a retail buyer.I have found u have to wade thru 40 to 50 ads before you find an actual "Mom and Pop" seller with a fixer house for sale.Not a very efficient prospecting strategy.Any comments or insights greatly appreciated.

I prefer an empty house; rooms appear larger; no distraction with items in rooms that may or not be to the prospests taste; showing the house is an art that needs to be fined tuned, having some insight into what the prospect is looking for also helps; prospects are knowledgeable the person showing the house needs to beas well.

Didn't deter them or the other tenants.It may well affect the rent you can charge, but I wouldn't say it's a deal killer.Have you been inside the house when trains are going by to judge the noise?
