The best thing about it is it's in a very desirable area.  

I’ve seen renovated properties in these areas for <$50k, but they’re in the less desirable parts of the cities.

What Made It Interesting: We are working with the town to get a business tenant for the commercial unit that is deemed "desirable" for the town.

I had the wherewithal to start one, but no desire to personally manage one.

People losing their homes had zero desire to move back in to an apartment.We offer 2-3x the space, garages, yards, no shared walls/fellow tenant drama, and in home laundry for a few hundred more than an apartment and less than ownership costs for the people that only put down 3% on a 6% loan.

But, most portfolio loans are LLC friendly so it also gives you an opportunity to move them to an LLC, if desired.  

I am considering another less desirable home and my offer would be $120/SF and it’s listed at $145.

I am considering selling one of my least desirable SF rentals and moving that equity to an apartment deal.
