For some reason, I have yet to find a wholesale nursery that will give a general contractor wholesale prices, they insist on you being a licensed landscape contractor.

I've owned my home here for about 10 years.Recently, the property management company for the HOA has started to engage in what I can only describe as harassment, for alleged covenant violations on appearance of the property, landscaping, etc.

In fact, this may be the demographic that you want to target because these people will have more income and may be willing to pay a little more for higher-quality accommodations. 

When you rent hundreds of properties all over the city you real start to learn neighborhoods, demographics and the over all mentality of investing in buy and hold properties.
