A standard preferred return followed by a split is less complicated than having all sorts of complicated structures after X value is delivered.  

If I can get my net worth into the top 10% nationally by mowing lawns and delivering newspapers I would think anyone could do it.  

I always add.....Property is being delivered free and clear or pests and rodents.
