So if i spread that out to a hundred zip codes and the entire City/County instead of that small little town,  it would be interesting to look at as far as media costs and rentals, growth, etc, and it might make me want to dig deeper into that market.

I still admittedly bring emotion into my decisions a little bit.  

My emotions have gotten the better of me for a bit and after thinking about it for a bit I am going to continue to pursue the A+ cert.I have already invested time and money into training for it so I am going to finish it off.  

Criminal is emotional loaded term:  Unlawful Detainer actions (aka evictions) is a misdemeanor and filed in Public Records to which @Greg S. is alluding and which can be found when screening your next applicant.

Don't let the emotions make you tweak the numbers to make them work for you.

Show her that emotion, educate her about everything from the benefits to the downfalls.
