If they've been in the house for 2 years, market rent has probably gone up, so you will quickly recoup the 1 month's vacancy with the new tenant.Call utilities to get them in your name, make sure the previous tenant is paid up (or if not, that you are not responsible) and return the deposit (after any deductions for cleaning or repairs).
