@Mark Anthony Alvear Jr, I started by handing out my "buyers" business card, which asked them to visit my website and fill out my buyers form. 

You can setup your business account and it will allow tenants to pay through ACH or credit/debit card.Bank-to-Bank:  Zelle works great with the major banking brands but if you use a more local bank then it might not be available. 

I think congress forgets you can't spend your way out of debt (including nearly 20 years of war that we "put on the credit card" rather than pay for it as we spent it). 

There was little to no closing costs on the heloc... and they more you pay it down the smaller your minimum monthly payment is.... like a credit card.

Hi there Doug, Thank you, in those 3 years we also got rid of credit card debt!!

I also deposited the rent into a different bank than my usual and shredded the debit card so I couldn't spend the money except with great effort.

We live below our means already, have very little debt (70% equity on our primary home, 1 rental property with about 60% equity), no credit card debt, and bought our cars in cash.
