With the higher inventory we are seeing and the rates staying where they are, I think it's a solid time for a buyer to get a deal from a seller that is struggling to get their pricepoint due to too much listing competition and high buyer skepticism. 

Now, how many leads have I gotten or deals closed from these additional sites?

In fact, I see many cases where sellers are offered subject to deals with no money down.

Make sure those cost estimates are baked into penciling out the deal.

If you can find a solid deal or house hack locally, do it, but just beware of the fact that CA is not a big landlord friendly state.
