At the higher end golf communities, HOA fees are expected and that's that.Are you thinking about buying a property that has a high HOA fee?

Hi Scott, It sounds like a good opportunity to deploy the contingency fund for the issue with the roof that popped up.As tempting as it is to use that contingency money to pay down the loan faster I think that sticking with the original purpose of the funds and updating the roof is the best use of that capital for the following reasons:1.An updated roof adds value to the property.

Instead of spitting out an estimate like Airdna does, you’ll actually be able to find comps that match your property type and the design/ photos you think you can deliver.

You found that the price you and the builders think is reasonable is actually 10% higher than the market price?

Then, think of only buying houses etc. in the fire zones that are made out of concrete and steel and cinder blocks, without asphalt or wooden shingles.

Think smaller, gain bigger.
