Location and condition of properties is critical.

I don't mean to sound critical, but if you can't figure out what a place needs to get it into shape to sell or rent, then you can't figure out how much that might cost.

Any critique, constructive criticism and advice is greatly appreciated. 

If this is a full time career, then work at least 8 hrs. a day at it and become productive become critical of your performance and you will improve, and keep picking peoples brains until it works for you.

The one thing to understand I think that is mission critical is that Memphis is NOT a capital growth city.
